Falls Church firm snags light industrial building in Pr. George's for $15M

A $15 million industrial real estate acquisition in Capitol Heights is bringing a new investor into Prince George’s County and underscoring continued private-sector interest in the County’s industrial market.

As reported by Hannah Ziegler of the Washington Business Journal, 1788 Holdings LLC acquired a 103,000-square-foot light industrial property at 51 Ritchie Road in Capitol Heights. The acquisition marks the Falls Church-based company’s first property in Prince George’s County and its ninth in Maryland.

The transaction is significant for the County because industrial properties play an important role in supporting businesses across construction, logistics, distribution, manufacturing, contracting and other sectors that require flexible operational space and access to the broader Washington metropolitan market.

For Prince George’s County-based businesses, continued investment in industrial real estate can help maintain a pipeline of commercial properties capable of accommodating companies at different stages of growth.
