Community leaders, residents, and development partners outline a bold vision for one of the largest redevelopment opportunities in the history of Prince George's County.
Prince George's County residents, business leaders, and development partners gathered at the Wayne K. Curry Administration Building on Thursday, June 25, for the Reimagining the Former Six Flags Site: A Community Vision Panel, an important milestone in shaping one of the largest redevelopment opportunities in the County's history.
Hosted by County Executive Aisha Braveboy, the community conversation invited residents to share their ideas for the future of the 515-acre former Six Flags America property—a site envisioned to become a vibrant, year-round destination that generates economic opportunity, creates jobs, and enhances quality of life throughout Prince George's County.
Selected as the future stewards of the property, a joint venture between 35V, the investment firm co-founded by Prince George's County native Kevin Durant and Rich Kleiman, and TPA Group, a nationally recognized master developer with more than four decades of experience, outlined a bold vision for transforming the site into a destination designed to rival—and ultimately surpass—the economic impact of National Harbor.
"This is our moment to think bigger," County Executive Braveboy said when announcing the initiative. "We have 515 acres and the vision to maximize every inch of it—creating jobs, attracting investment, and building something our residents will be proud of for generations to come."
A Vision Built Around Five Strategic Pillars
Development leaders presented a long-term vision centered on five interconnected pillars designed to create an "18-hour city"—a destination that remains active well beyond the traditional workday while supporting residents, businesses, and visitors.
The proposed framework includes:
Entertainment featuring destination attractions, chef-driven dining experiences, and year-round programming.
Education through workforce development, internships, youth engagement, entrepreneurship, and lifelong learning opportunities.
Health & Wellness encompasses healthcare innovation, senior living opportunities, access to fresh food, and recreational amenities.
Housing with diverse residential options designed to support workforce, family, and senior living needs.
Innovation focused on attracting technology companies, research partnerships, entrepreneurship, and next-generation industries.
Together, these elements aim to create a mixed-use destination where people can live, work, learn, recreate, and innovate in one connected community.
Community Voices Helping Shape the Future
Throughout the discussion, panelists emphasized that community engagement will remain central to the planning process.
Residents are encouraged to complete surveys and participate in future public meetings to help determine which amenities they want to see incorporated into the redevelopment.
Among the priorities discussed were:

Walkable community design.
High-quality restaurants and entertainment venues.
Destination retail experiences.
Long-term career opportunities and workforce development.
Spaces that encourage innovation and entrepreneurship.
Leaders also highlighted opportunities to preserve and activate portions of the site's existing wetlands and wooded areas, creating recreational assets that complement future development.

While redevelopment remains in its planning phase, County leadership described the project as a long-term investment that will be implemented in phases over the coming decade.
The redevelopment represents far more than replacing a former amusement park. It is an opportunity to strengthen Prince George's County's commercial tax base, attract private investment, create thousands of jobs, and establish a destination that keeps more consumer spending within the County while attracting visitors from across the region and beyond.
