Prince George’s County Seeks Developer For Purple Line Mixed-Use Project In Riverdale

Prince George’s County continues advancing its long-term vision for transit-oriented development and economic growth as County officials seek a development partner for a major mixed-use project near the future Purple Line Beacon Heights-East Pines station in Riverdale.

As reported by Three | E 60 News, the Redevelopment Authority of Prince George’s County recently issued a request for proposals for approximately six acres of County-owned land located at 6700 Riverdale Road. The site sits directly adjacent to the future Purple Line station and is expected to become part of the County’s growing transit-oriented development strategy centered around housing, retail, commercial activity, and walkable infrastructure.

County leaders continue positioning the Purple Line corridor as a major driver of economic development, connectivity, and community investment throughout Prince George’s County. The 16-mile light rail system will connect Prince George’s County and Montgomery County while linking residents and businesses to Metro, MARC, Amtrak, and regional transit systems.

The Riverdale redevelopment opportunity reflects broader efforts to capitalize on long-term investment surrounding Purple Line infrastructure and transit-accessible corridors. According to Three | E 60 News, the County envisions a project that could include mixed-income housing, neighborhood retail, commercial space, and pedestrian-oriented public amenities designed to support long-term community growth.

“We are focused on getting the project that best serves the transit-oriented development needs of the area and serves the community,” said Perry Paylor, executive director of the Redevelopment Authority of Prince George’s County, according to Three | E 60 News.

Planning documents released through the County’s RFP process emphasize the importance of creating compact, walkable, transit-supportive development patterns that encourage economic activity while improving connectivity and quality of life for residents. The project site is also located within a federally designated Opportunity Zone, creating additional potential for investment and redevelopment activity.
